Sound familiar?

  • “Maintenance requests come in by text, email and phone, and someone copies them into a sheet.”
  • “Owner reports take days every month because the numbers live in four places.”
  • “Our software does 70% of what we need and the rest is spreadsheets around it.”
  • “We chase vendors for updates instead of them telling us.”

What I build

Maintenance desk

Every request, from any channel, with unit, vendor, status, photos and cost in one queue.

Owner report builder

Monthly owner statements built from your PM software export and the maintenance log, in one click.

Vendor portal

Vendors see their jobs, upload photos and invoices, and close work orders themselves.

With AI where it saves real hours

Request triage
Reads incoming tenant messages, sets urgency and category, and suggests the vendor.
Owner update writer
Drafts the monthly owner note from the numbers and the maintenance log.
Lease and invoice reader
Pulls dates, amounts and terms from PDFs into the right records.

How it works

  1. 01

    Operations audit · $500 to $1,500

I map how work actually moves through your business, list where AI saves real hours, and hand you a written build plan with a fixed price. Credited against the build if you go ahead within 30 days.

  2. 02

Build sprint · Fixed price, set in the audit

One custom internal tool with one or two AI features, live in 4 to 8 weeks. You see a demo every week.

  3. 03

    Partner retainer · $2,500 to $4,000 a month

Improvements, new automations and AI features as the business changes, plus maintenance. Cancel any month.

No lock-in

You own everything from day one
The code, the hosting account and the data are in your name. If we stop working together, nothing is held back.
A demo every week
You see working software every week, not a status report.
Fixed scope, in writing
You know what gets built and what it costs before any code is written.

Questions

Who owns the code and the data?
You do, from the first commit. The repository, the hosting account and the database are set up in your name. I work inside them.
How long does it take?
The audit takes about a week. Most builds go live in 4 to 8 weeks, with something usable early on.
What if our requirements change halfway?
They usually do. Small changes fit inside the sprint. Bigger ones get a written change with a price before I start them, so the bill never surprises you.
Is our data safe?
Your data stays in your own accounts. Access is limited to the people who need it, and AI features use providers that do not train on your data. I will walk you through exactly where data goes before we build.
What happens after launch?
You can run it yourself, hand it to another developer with full docs, or keep me on the partner retainer for improvements and support.
Why an individual and not an agency?
You talk to the person writing the code. No account managers, no junior handoff, and lower overhead in the price. For a single internal tool, that is usually faster.
